Senior Quantity Surveyor – KSA

About the role

James L Williams Middle East is seeking an experienced Senior Quantity Surveyor to join its Commercial team and support the delivery of major Data Centre projects in Saudi Arabia. The role manages commercial and contractual activities from the tender stage through to final account, ensuring effective cost control, contract administration and profitability.

Key responsibilities

• Manage day‑to‑day commercial and contractual activities of assigned projects from tender to final completion.
• Prepare and evaluate interim valuations, payment applications, payment certificates and final accounts.
• Measure and value variations, prepare variation claims and negotiate settlements.
• Develop and manage Bills of Quantities (BOQs) for subcontract packages and support subcontract procurement.
• Conduct cost analysis, value engineering and commercial risk assessments to maximise project profitability.
• Produce monthly cost reports, Cost Value Reconciliations (CVRs), cash‑flow forecasts and commercial reports for management review.

Required profile

• Bachelor’s degree in Quantity Surveying, Civil Engineering, Construction Management or a related discipline.
• Professional accreditation with RICS, CIOB or an equivalent body is highly desirable.
• Minimum 8 years of Quantity Surveying experience in MEP, construction or Data Centre projects.
• Strong knowledge of contract administration, cost control, commercial management and project financial reporting.
• Excellent analytical, negotiation and communication skills.
