Commercial Manager – Construction & Landscape Projects

About the role

We are looking for an experienced Commercial Manager to lead all commercial, contractual and cost‑management activities across large‑scale construction and landscape projects. The role ensures robust commercial governance, maximises profitability and supports project delivery from inception to close‑out.

Key responsibilities

• Lead commercial and contractual activities for multiple projects, ensuring compliance with company policies and project requirements.
• Develop, manage and monitor project budgets, cost plans and financial forecasts.
• Oversee procurement strategies, negotiate contracts, onboard subcontractors and finalise agreements.
• Evaluate and certify subcontractor payment applications, variations and claims.
• Identify commercial risks and opportunities, providing mitigation and optimisation recommendations.
• Manage cost‑control processes, cash‑flow analysis and financial performance reporting.
• Review tender documents, BOQs, technical specifications and pricing strategies.
• Prepare and negotiate change orders, contractual claims and dispute resolutions.
• Coordinate closely with project managers, quantity surveyors, finance teams and legal advisors.
• Support project close‑out, including final accounts, reconciliation and documentation.
• Maintain strong relationships with clients, consultants and key suppliers.

Required profile

• Bachelor’s degree in Quantity Surveying, Civil Engineering, Commercial Management or a related field.
• Extensive commercial experience in construction, infrastructure or landscape contracting.
• Strong knowledge of contract types (e.g., FIDIC) and commercial risk management.
• Proven experience handling claims, variations, procurement and financial reporting.
• Excellent negotiation, analytical and communication abilities.
• Professional certifications such as MRICS or RICS are a plus.
