About the role
Egis Group is hiring an Investment Manager in Riyadh to lead the origination, evaluation and execution of real estate investment opportunities through Joint Ventures, Funds and Long-Term Lease structures, aligned with Vision 2030. The role requires deep knowledge of the Saudi real estate market, CMA fund regulations and due diligence processes (FDD and LDD), and involves analysing investor offers, assessing risks and advising decision-makers.
Key responsibilities
- Sourcing real estate opportunities (commercial, residential, mixed-use, entertainment) and structuring and negotiating Joint Ventures, Long-Term Leases and Fund/SPV deals with investors and developers
- Leading Financial Due Diligence (statements, cash flows, valuations) and Legal Due Diligence (titles, leases, shareholder agreements, compliance) and preparing due diligence reports
- Reviewing investor offers, benchmarking terms and presenting recommendations, risks and mitigations to senior management and board committees
- Building financial models (IRR, NPV, DSCR) and investment decks in Excel, PowerPoint and Power BI, and evaluating exits and refinancing options
- Managing real estate investment funds and SPVs under CMA Fund Regulations and ensuring regulatory and tendering compliance
- Engaging sovereign funds, family offices, developers and banks, leading negotiations and representing the entity in roadshows and government discussions
- Monitoring portfolio performance against KPIs and recommending corrective actions
Required profile
- Master's degree in Finance, Economics, Business Administration or Real Estate; CFA or FMVA certification required
- 4-8 years in real estate investment, project finance or private equity, preferably in KSA/GCC
- Proven experience in FDD, LDD and structuring JVs/Funds
- Strong knowledge of CMA fund regulations, real estate law and PPP frameworks in Saudi Arabia
- Fluent Arabic and English, written and spoken
Required skills
- Advanced Excel for financial modelling

- Power BI for dashboards and analytics
- Analytical, negotiation and risk assessment abilities
