Project Commercial Director

About the role

The Project Commercial Director is the senior commercial leader within the Development Division, responsible for end‑to‑end commercial stewardship of large‑scale coastal mixed‑use masterplan projects. The role blends commercial, procurement, cost and contract management to protect financial interests, optimise value and ensure contractual compliance from strategy through final account settlement.

Key responsibilities

• Define and lead commercial strategy for all development packages, aligning with programme and financial targets.
• Establish a commercial governance framework covering reporting, risk registers, change control and early‑warning mechanisms.
• Drive value‑engineering and commercial optimisation throughout tender, award and execution phases.
• Provide authoritative commercial advice to senior leadership on cost, risk and financial performance.
• Manage the full procurement lifecycle, from pre‑qualification to Letter of Award, ensuring milestones align with the Integrated Master Schedule.
• Oversee performance of the Integrated PMC, Cost Consultant and other strategic sub‑consultants.
• Administer FIDIC‑based contracts (Red, Yellow, Silver Book), enforce contract protocols, and manage claims and disputes.

Required profile

• Extensive experience in commercial management within large‑scale construction or development projects.
• Proven track record of leading procurement processes and managing multi‑disciplinary consultant teams.
• Strong understanding of FIDIC contract suites and dispute resolution mechanisms.
• Ability to influence senior stakeholders and provide clear, defensible commercial recommendations.
