Project Director – Hotel Development

About the role

We are looking for an experienced Project Director to lead the end‑to‑end delivery of a four‑star hotel development in a remote location of Saudi Arabia. Reporting to the owner, you will be the on‑site representative responsible for steering the project from tendering through construction to handover.

Key responsibilities

• Lead the tendering process: prepare tender documents, evaluate bids and negotiate construction contracts.
• Select, onboard and manage main contractors, subcontractors and specialist suppliers throughout the project lifecycle.
• Act as the primary liaison with developers, investors and ownership, providing regular progress and status reports.
• Coordinate with government entities and local authorities to obtain permits, licences, utility connections and regulatory approvals.
• Oversee budgeting, cash‑flow forecasting, cost‑to‑complete tracking and change‑order management.
• Monitor construction progress against schedule, quality and safety standards, and resolve site issues promptly.
• Manage logistics for remote‑site execution, including material transport, temporary infrastructure and workforce accommodation.
• Ensure compliance with hotel brand technical specifications and prepare periodic financial and progress reports for the board.
• Identify and mitigate risks across financial, regulatory and operational dimensions.

Required profile

• 5–10 years of experience delivering hospitality or resort projects, with at least one completed hotel development.
• Bachelor’s degree in Civil/Architectural Engineering, Construction Management or a related field.
• Proven track record managing projects in remote or logistically challenging locations.
• Demonstrated ability to run competitive tender processes and negotiate contracts (FIDIC or equivalent).
• Experience interacting with government bodies for permitting and licensing.
