Project Commercial Director

About the role

The Project Commercial Director leads the commercial function for a large‑scale coastal mixed‑use masterplan within the Development Division. Reporting to the Chief Development Officer, the incumbent safeguards financial interests, drives value, and ensures contractual compliance from strategy through to final account settlement.

Key responsibilities

• Define and execute the commercial strategy for all development packages, aligning with programme and financial targets.
• Establish a commercial governance framework covering reporting, risk registers, change control and early‑warning mechanisms.
• Lead value‑engineering and optimisation initiatives across tender, award and execution phases.
• Provide senior advisory to CDO leadership on cost, risk and financial return, including shareholder submissions.
• Manage the full procurement lifecycle, from strategy and pre‑qualification to Letter of Award and contract execution.
• Oversee performance of the Integrated PMC, Cost Consultant and other strategic sub‑consultants.
• Administer FIDIC‑based contracts (Red, Yellow, Silver Book), ensuring compliance, notice handling and dispute resolution.
• Implement contract management protocols for early warnings, engineer’s instructions, compensation events and variation orders.

Required profile

• Senior commercial professional with extensive experience in large‑scale mixed‑use or infrastructure developments.
• Proven track record in commercial, procurement and contract management within the construction sector.
• Strong understanding of FIDIC contract suites and associated risk and change mechanisms.
• Ability to influence senior stakeholders and provide clear, defensible commercial advice.
