Senior Mechanical Engineer – Riyadh

About the role

SnagProperty Inspection Services LLC is seeking a Senior Mechanical Engineer to lead inspections and assessments of mechanical systems across residential, commercial and mixed‑use projects in Riyadh. The role combines hands‑on technical evaluation with coordination of testing, commissioning and project handover activities.

Key responsibilities

• Conduct detailed inspections of HVAC, plumbing, drainage, firefighting, LPG, pumps, mechanical rooms and related control systems.
• Verify installation quality against project specifications, IFC and shop drawings, BOQ and Saudi Building Code.
• Prepare snag lists, follow up de‑snagging actions and ensure closure of defects.
• Support and review testing & commissioning activities, validate test results and system performance.
• Review technical documentation such as shop drawings, as‑built drawings, material submittals, O&M manuals and coordinate with multidisciplinary teams.

Required profile

• Bachelor’s degree in Mechanical Engineering.
• 7–10 years of experience in construction, MEP works, site supervision, inspection or testing & commissioning.
• Strong knowledge of Saudi Building Code and international standards (NFPA, ASHRAE, SMACNA).
• Experience with residential, commercial, hospitality or high‑rise developments preferred.

Required skills

• HVAC, plumbing, drainage, firefighting, LPG and pump systems.
• Testing & commissioning, snagging and de‑snagging processes.
• AutoCAD and Microsoft Office proficiency.
• Familiarity with inspection platforms such as PlanRadar, OnSite or Home Inspector Pro.
