Senior Real Estate Manager - F&B / QSR

About the role

A globally established consumer-facing brand with a strong presence in the quick-service restaurant sector is looking for an experienced Real Estate Manager to support its expansion across Saudi Arabia. The role leads site acquisition, market feasibility, trade zone analysis and lease negotiations for new stores, while also overseeing the management and optimisation of the existing property portfolio.

Key responsibilities

• Identify, evaluate and acquire new sites across key cities and emerging trade zones in KSA, including site selection analysis and commercial feasibility studies.
• Build location recommendation packs and present expansion proposals to senior leadership.
• Negotiate leases with landlords, developers and brokers, covering rental terms, fit-out periods, renewals, exit clauses and landlord contributions.
• Manage the existing portfolio: lease administration, renewals, rent escalations, occupancy costs and landlord relationships.
• Support store relocations, closures, refurbishments and lease restructuring, and resolve property issues such as maintenance escalations and common area charges.

Required profile

• Bachelor's degree in Real Estate, Business, Property Management or a related discipline.
• Minimum 6-10 years of relevant experience, ideally in QSR, retail, hospitality or consumer-facing businesses.
• Proven track record in store expansion, site acquisition, feasibility studies, trade zone analysis and lease negotiations.
• Experience managing existing lease portfolios and landlord relationships.
• Arabic language capability is an advantage.

Required skills

• Strong negotiation, stakeholder management and commercial decision-making skills.
• Ability to manage multiple projects and store openings at once.
• Deep understanding of the Saudi retail landscape and landlord ecosystem.
