Director of Residences

About the role

Red Sea Global Hospitality is seeking a senior leader to head the residential asset, overseeing the integration of homeowner experience, property operations, financial performance, rental programmes and community management. Reporting to the Cluster Director Hospitality Residential Operations, the Director of Residences will shape and execute property‑specific management strategies that align with governing agreements and the brand’s sustainability ethos.

Key responsibilities

• Lead pre‑opening activities, including establishing management agreements, licences, budgets, forecasts and property‑specific SOPs.
• Coordinate recruitment, onboarding and training of the residential team in partnership with Talent & Culture.
• Monitor property readiness during construction, address operational risks and support ORAT (Operational Readiness, Activation and Transition) processes.
• Set up and ensure compliance of the Homeowners Association (HOA) with relevant legislation.
• Manage homeowner handovers, post‑handover defect resolution, warranty follow‑up and onboarding programmes.
• Oversee day‑to‑day residential operations, ensuring exceptional experiences for owners and rental guests, and identify and close operational gaps.
• Launch residential amenities, lifestyle programmes and à‑la‑carte service offerings.
• Maintain asset preservation, financial performance and strong owner engagement in line with governing agreements.

Required profile

• Proven senior leadership experience in hospitality residential operations.
• Demonstrated ability to integrate homeowner experience with property and financial management.
• Strong knowledge of pre‑opening processes, SOP development and ORAT activities.
• Experience establishing and managing Homeowners Associations and complying with relevant legislation.
• Track record of delivering high‑quality service and maintaining strong owner relationships.
