Commercial Director – Capital Projects

About the role

The Commercial Director will lead all commercial, contractual and cost‑management functions for a major capital works programme. Reporting to the PMC, you will act as the client’s trusted advisor, ensuring robust contract administration, risk mitigation and commercial performance throughout the project lifecycle.

Key responsibilities

• Provide strategic commercial leadership across large‑scale mixed‑use developments.
• Develop and implement commercial management frameworks, controls and governance procedures.
• Lead negotiations with contractors, suppliers and key stakeholders.
• Administer FIDIC Red, Yellow and Silver Book contracts, including variations, change orders, extensions of time and compensation events.
• Oversee cost management, budgeting, cash‑flow analysis and earned‑value reporting.
• Manage claims, dispute avoidance boards and resolution processes.
• Establish commercial reporting, performance measurement systems and continuous‑improvement initiatives.

Required profile

• Minimum 20 years of experience in commercial management within construction or capital projects.
• Proven track record of leading commercial functions on large, complex programmes.
• Strong understanding of FIDIC contract administration and commercial risk management.
• Excellent stakeholder management and communication skills.
