Commercial Director – Residential Development

About the role

Qiddiya Investment Company is looking for a Commercial Director to lead the residential division (RES-066). The role drives commercial strategy, manages contracts and procurement, and ensures residential projects are delivered on time, within budget and to the company’s high standards.

Key responsibilities

• Develop and execute commercial strategies for residential development projects.
• Lead contract negotiations, procurement activities and manage commercial risk throughout project lifecycles.
• Coordinate with internal stakeholders, suppliers and contractors to align project delivery.
• Monitor project financials, including budgets, forecasts and identify value‑engineering opportunities.
• Ensure compliance with legal, regulatory and company policies related to commercial activities.
• Report regularly to senior management on commercial performance and key milestones.
• Identify cost‑optimization and operational efficiency opportunities in residential developments.

Required profile

• Bachelor’s degree in Quantity Surveying, Construction Management, Business Administration or related field (advanced degree preferred).
• Minimum 15 years of commercial management experience in residential construction.
• Proven leadership of multidisciplinary teams.
• Professional certifications such as MRICS or equivalent are highly desirable.
