Financial Controller – Real Estate (Saudi Arabia)

About the role

We are seeking an experienced Financial Controller to lead the finance function for our residential construction projects in Makkah, Saudi Arabia. You will be responsible for ensuring accurate financial reporting, cost control, and compliance across all real‑estate and contracting activities.

Key responsibilities

• Oversee the full finance and accounting function, including general ledger, AP/AR, treasury, fixed assets, and reporting.
• Prepare and review monthly, quarterly and annual financial statements in line with IFRS and company policies.
• Lead budgeting, forecasting and financial planning in collaboration with senior management and project teams.
• Monitor project profitability, cost control, revenue recognition, work‑in‑progress, and cash flow.
• Ensure accurate project accounting for contract costs, subcontractor payments, retentions, variation orders and progress billing.
• Manage cash flow, banking relationships and financing requirements.
• Develop and maintain internal controls, financial policies and procedures.
• Coordinate external audits and ensure compliance with tax, zakat/VAT and statutory regulations.
• Provide financial analysis and recommendations to support strategic decisions.
• Supervise, mentor and develop the finance team.

Required profile

• Degree in Finance, Accounting or related field.
• 7‑10 years of finance management experience, preferably in real‑estate, construction or contracting.
• Professional certification (CA, CPA, CIMA or equivalent).
• Strong knowledge of IFRS, financial reporting, budgeting, forecasting and project accounting.
• Experience with tax, VAT and statutory compliance.

Required skills

• Oracle ERP (or similar) proficiency.
• Advanced Microsoft Excel skills.
• In‑depth understanding of IFRS standards.
