Senior Project Manager – Fit-Out Projects

About the role

Black Pearl Consult is looking for a highly experienced Project Manager with a strong background in fit-out construction to manage and coordinate the full project lifecycle, including contract administration, claims management, project documentation and HSE compliance. The role works closely with clients, consultants, contractors and suppliers on high-end fit-out projects, protecting the company's financial and contractual interests. The candidate must have at least 15 years of experience in reputed companies managing luxury and high-end interior fit-outs and must be ready to relocate or join immediately in the Kingdom of Saudi Arabia.

Key responsibilities

• Develop project execution plans, timelines and resource schedules; manage interior fit-out works from start to finish and monitor day-to-day site operations.
• Review, draft and negotiate contracts, subcontracts and consultancy agreements; manage contract documentation (LOAs, submittals, RFIs, RFQs, variations, final accounts).
• Handle claims, delay notices, extensions of time, variations and dispute resolution, in coordination with legal advisors if needed.
• Maintain project documentation and document control, and prepare status reports, risk registers, cost forecasts and resource reports.
• Enforce HSE policies, conduct site inspections, coordinate incident investigations, and prepare site safety plans, method statements and risk assessments.
• Act as main point of contact for clients and consultants, ensuring projects are delivered on time, within budget and to the required quality.
• Oversee quality standards, liaise with consultants, architects and designers, and manage close-out, snagging and handover.

Required profile

• Bachelor's degree in civil engineering from a recognised institution.
• At least 15 years of proven experience managing luxury and high-end interior fit-out projects with reputed construction or fit-out companies.
• Strong experience in contract management, commercial negotiations and HSE enforcement.
• Sound knowledge of FIDIC, local contracting laws and dispute resolution mechanisms.
• Preferred certifications: PMP, UPDA, SCE, NEBOSH, IOSH or similar.
• Willingness to relocate or join immediately in Saudi Arabia.

Required skills

• In-depth understanding of interior finishes, materials, MEP coordination and joinery works.
• Familiarity with Primavera/MS Project, ERP systems and document control software.
• Leadership, negotiation and communication skills; ability to manage multiple projects under pressure.
