General Manager / Compound Manager

About the role

JLL is recruiting a General Manager / Compound Manager in Riyadh, the single most critical onsite leadership position for a 259,797 sqm mixed-use compound of apartments, villas and suites with extensive amenities. The role reports directly to the Senior Director, Head of Building Management (PAMS) and acts as the primary point of contact for the client, ensuring the compound operates as a premier lifestyle destination.

Key responsibilities

• Provide unified leadership across property management, facilities management, financial administration, leasing, customer experience, health and safety, compliance and community engagement, meeting KPIs such as 95%+ occupancy, 85%+ resident satisfaction and cost control within budget.
• Lead quality assurance and quality control of property management services and oversee transitions to multi-let assets.
• Oversee OPEX and CAPEX budgeting, financial forecasts and P&L, and prepare weekly, monthly, quarterly and annual client reports, governance documents, property operation plans and policies.
• Manage the property management systems (CRM/BMS/CAFM) and ensure TFM providers keep them up to date and train their staff.
• Advise clients on changes to local law and legislation affecting operations and seek approval on directives affecting day-to-day operations.
• Develop annual Property Operating Plans aligned with the client's investment objectives and Vision 2030, and build relationships with government ministries, local authorities, utilities and community representatives.
• Integrate property management with facilities management, run site inspections and audits, and set standards for cleaning, landscaping, pest control, waste management and security.
• Hold full P&L accountability, optimise Net Operating Income, and monitor budgets within a +/-5% tolerance, escalating variances of 10% or more to the client.
• Drive leasing and revenue optimisation, including a 95%+ physical occupancy target, corporate and government housing renewals and use of residential brokerage services.

Required profile

• Seasoned property management professional with deep operational expertise in mixed-use or large-scale residential communities.
• Proven leadership capability, financial acumen and cultural awareness for managing high-quality residential assets in the Kingdom of Saudi Arabia.
• Ability to lead a team, negotiate with contractors and international tenants, and communicate proactively with the client.
