HVAC Maintenance Technician

About the role

The HVAC Maintenance Technician carries out preventive, corrective, predictive and emergency maintenance of HVAC systems so that air conditioning, ventilation and refrigeration equipment runs reliably, efficiently and without interruption. The role covers troubleshooting, repair, servicing, testing, commissioning and overhaul of equipment, with strong experience in VRF systems, package units, ducted split units, cassette units, VFD-controlled equipment and basic knowledge of chilled water systems.

Key responsibilities

• Perform preventive, corrective and breakdown maintenance of all HVAC equipment, inspect systems, troubleshoot electrical, mechanical and refrigeration issues and carry out routine inspections and functional testing.
• Maintain systems according to manufacturer recommendations and FM standards, and install, repair, replace and commission equipment.
• Maintain and troubleshoot VRF/VRV systems, including checking refrigerant pressure, electronic expansion valves, inverter boards, compressors and communication networks, and performing refrigerant charging and leak detection.
• Maintain package AC units, ducted split units, cassette units and wall/floor-mounted split units, cleaning coils, filters and drains and diagnosing airflow and electrical faults.
• Maintain ventilation fans, exhaust fans and fresh air units, and perform air balancing checks.
• Diagnose compressor failures, overhaul semi-hermetic and reciprocating compressors, and replace hermetic and scroll compressors, including vacuuming, nitrogen pressure testing and refrigerant charging.
• Inspect VFD-operated AHUs, FCUs, pumps and fans, assist in troubleshooting VFD alarms and coordinate with electrical technicians on repairs.
• Assist in preventive maintenance of chilled water systems, inspect chillers, pumps and cooling towers, and monitor temperature, pressure and flow.
• Perform leak detection, brazing, pressure testing, vacuuming, refrigerant recovery and charging, and replace filter driers, expansion valves, solenoid valves and pressure switches.
• Document work with preventive maintenance checklists, fault records, CMMS work orders, refrigerant usage records and maintenance reports.
