Lead Technician - MEP Maintenance

About the role

Burjline Builders is hiring a Lead Technician in Ad Dammam to lead and supervise daily maintenance of Mechanical, Electrical and Plumbing (MEP) systems in its facility. The role calls for strong hands-on technical expertise, troubleshooting ability, team leadership and the ability to complete Planned Preventive Maintenance (PPM) and Corrective Maintenance (CM) safely and efficiently.

Key responsibilities

• Perform and supervise maintenance of all MEP systems, including preventive, corrective and emergency works, on approved schedules, and resolve equipment breakdowns within agreed response times.
• Diagnose faults, identify root causes of recurring issues and support technicians on complex problems while keeping critical assets running.
• Lead and supervise technicians and assistants, allocate daily tasks, ensure quality workmanship, provide on-the-job training and monitor performance.
• Ensure 100% completion of PPM schedules, update maintenance records and work orders, coordinate with the FM Engineer, close tasks in CAFM systems and help prepare maintenance reports.

Required profile

• Diploma or technical certification in Mechanical, Electrical, Electromechanical or a related field.
• Minimum 5-8 years of experience in facilities management or MEP maintenance; GCC/KSA experience preferred.
• Valid driving licence is an advantage.
• Good communication in English; Arabic is an advantage.

Required skills

• Strong troubleshooting and fault-finding skills, with hands-on experience in HVAC, electrical, plumbing, fire fighting and ELV systems.
• Ability to read drawings, schematics and technical manuals.
• Knowledge of maintenance best practices and safety standards.
• Leadership, time management and the ability to work under pressure and during emergencies.
