MEP Maintenance Supervisor

About the role

The MEP Maintenance Supervisor supervises, coordinates and monitors all Mechanical, Electrical and Plumbing maintenance activities so that facility systems operate efficiently. The role requires strong technical knowledge of HVAC, electrical and plumbing systems, fault troubleshooting, team management, reporting and compliance with safety, quality and client requirements. The position is based in Ad Dammam.

Key responsibilities

• Supervise daily MEP maintenance, assign tasks to technicians and coordinate preventive, corrective and emergency works
• Monitor technician performance, review work progress and ensure timely completion of preventive and corrective maintenance
• Support HVAC maintenance and troubleshooting, including VRF/VRV, split units, FCU/AHU, chilled water and ventilation systems, and analyse breakdowns and root causes
• Supervise electrical maintenance, including LV panels, distribution boards, MCC panels, lighting, motors, generators, UPS and VFD systems, and ensure compliance with electrical safety and LOTO requirements
• Supervise plumbing and mechanical maintenance, including water supply, drainage, pumps, valves, water heaters, tanks and piping systems, and coordinate major repairs with contractors
• Plan and monitor daily, weekly and monthly preventive maintenance, review checklists and records, and identify recurring failures
• Allocate manpower, conduct toolbox talks and safety briefings, train technicians, manage emergency call-outs and ensure proper PPE and tools
• Prepare daily, weekly and monthly reports, breakdown reports with root cause analysis, equipment history and maintenance records, and update CMMS work orders
• Ensure compliance with HSE procedures, permit-to-work and lockout/tagout, and inspect sites for unsafe conditions
• Coordinate with engineers, clients, subcontractors and other departments, attend client meetings and report progress

Required profile

• Strong technical knowledge of HVAC, electrical and plumbing systems
• Ability to troubleshoot faults and manage a maintenance team
• Good communication with clients and coordination with engineers and subcontractors

Required skills

• Good knowledge of Microsoft Word, Excel, PowerPoint and Outlook
• Basic knowledge of CAFM/CMMS systems
