Senior Project Manager - Commercial Office Projects

About the role

Reporting to the Development Director, the Senior Project Manager leads and coordinates the delivery of corporate office projects from planning through completion, with a focus on project management execution rather than development origination. The role supports Development Directors and Development Managers by controlling scope, programme, cost, risk, quality and reporting across several projects, and acts as the central link between consultants, contractors and internal stakeholders. It is based primarily in Riyadh/Qiddiya City with regular site attendance.

Key responsibilities

• Manage day-to-day delivery of office projects across design, approvals, procurement, construction, fit-out, commissioning and handover
• Translate development objectives into executable project plans and set programmes, delivery strategies and execution plans
• Monitor scope, time, cost, quality and risk, and identify and mitigate delivery risks early
• Develop Stage Gate documentation, especially Stages 2 to 5 (Development Brief, Concept, Schematic and Detailed Design)
• Contribute to internal reporting such as N-1 Reporting, Stage Gates, DevCo and PCG, and prepare progress, risk and financial updates
• Manage project briefs, coordinate architects, engineers and consultants, and review design deliverables for cost, time and constructability
• Support cost planning, change control, cash flow monitoring and value engineering
• Maintain risk and issue registers and ensure disciplined change management
• Coordinate with internal stakeholders and support Development Directors and Managers in stakeholder engagement

Required profile

• Seasoned project management professional with experience in complex, multidisciplinary projects
• Strong reporting discipline and excellent stakeholder coordination skills
• Clear, structured communicator who can engage stakeholders at all levels
• Hands-on project management with analytical, problem-solving skills
• Integrity, accountability and professionalism, resilient in a fast-paced environment
