Senior Manager – Residential Delivery (Saudi National)

About the role

Qiddiya Investment Company is looking for a Saudi national to lead the on‑site delivery of large‑scale residential projects within its Residential Business Unit. The Senior Manager will ensure projects are executed safely, on time, within budget, and to the company’s quality standards.

Key responsibilities

• Lead delivery and execution of residential developments from mobilisation to hand‑over and close‑out.
• Manage contractors, consultants and site teams to align with approved scope, programme, budget, quality and safety requirements.
• Identify and resolve risks, constraints and delivery issues proactively on site.
• Monitor contractor performance on programme, productivity, quality, commercial compliance and HSE.
• Conduct regular progress reviews, reporting and stakeholder presentations for senior management.
• Review and challenge contractor recovery plans, mitigation strategies, extension‑of‑time claims and delivery methodologies.
• Ensure compliance with Saudi regulatory, authority and governance requirements.
• Support hand‑over, testing & commissioning, close‑out and operational readiness activities.

Required profile

• Bachelor’s degree in Civil Engineering, Construction Management, Architecture or a related discipline.
• Minimum 8 years of experience delivering major construction or residential development projects.
• Proven track record delivering large‑scale residential or mixed‑use projects in Saudi Arabia.
• Successfully delivered at least one project valued at SAR 1 billion + from early stages through completion.
• Strong background in contractor management and construction execution.
• Experience managing multiple contractors, consultants and stakeholder groups on complex projects.
• Excellent communication and presentation skills for senior stakeholder forums.
