Estimation Manager – Fit-Out (Luxury & High-End Projects)

About the role

We are seeking an experienced Estimation Manager to lead commercial, estimation, and procurement activities for luxury and high‑end fit‑out projects. The successful candidate will drive the full commercial cycle, ensure accurate cost control, and support strategic decision‑making across multiple projects.

Key responsibilities

• Manage the complete commercial lifecycle from pre‑contract to post‑contract.
• Lead estimation activities, including quantity take‑offs, cost analysis, pricing, and proposal preparation.
• Review tender documents, identify risks, prepare clarifications, and submit accurate tenders.
• Develop and maintain cost databases, pricing structures, and market benchmarks.
• Oversee procurement: supplier identification, negotiation, evaluation, and issuance of purchase orders and sub‑contracts.
• Coordinate with project managers, technical teams, and finance for cost control and budget monitoring.
• Prepare and review subcontract agreements, variations, claims, and change orders.
• Monitor commercial performance, ensure contractual compliance, and produce financial forecasts and cash‑flow plans.
• Review invoices and progress payments, ensuring proper documentation and approvals.
• Maintain strong relationships with clients, consultants, suppliers, and subcontractors.

Required profile

• Minimum 8 years of experience in commercial or contracts roles within fit‑out or construction.
• Proven track record in estimation, procurement, pricing, tendering, and cost control.
• Excellent negotiation, communication, and analytical abilities.
• Solid understanding of supply‑chain dynamics, market pricing, and contractual frameworks.
• Ability to work under pressure and manage multiple tenders and projects simultaneously.
• Experience in Saudi Arabia is preferred; immediate availability is an advantage.
