Director – Retail Asset Management

About the role

The Director – Retail Asset Management will lead the performance of a major retail destination in Al Khobar, overseeing commercial, financial and operational results. This senior leadership role is responsible for driving occupancy, tenant sales, footfall and overall profitability while collaborating with leasing, finance, marketing and project teams.

Key responsibilities

• Own the annual business plan, P&L, revenue, OPEX and commercial performance of the retail asset.
• Drive occupancy, tenant mix, footfall, collections, NOI/EBITDA and overall asset performance.
• Lead tenant mix strategy, identify category gaps and attract anchor and flagship brands.
• Build senior relationships with key tenants, manage renewals, vacancies and leasing pipeline.
• Oversee tenant fit‑out, opening readiness and ensure stores open on schedule.
• Manage mall operations including customer experience, security, housekeeping, parking and service delivery.
• Ensure effective facilities management, HSE compliance and service‑provider performance.
• Lead the mall management team and maintain strong stakeholder relationships.

Required profile

• 12+ years of experience in mall management, shopping centres or retail real estate.
• Minimum 5 years in senior leadership within a major shopping mall or retail destination.
• Proven track record of improving occupancy, tenant mix, footfall and commercial performance.
• Strong commercial ownership of P&L, revenue, budgets and asset performance.
• Bachelor’s degree in Business, Real Estate, Property Management, Retail Management, Engineering or related field.
