Project Director – Hotel Development

About the role
We are looking for an experienced Project Director to lead the end‑to‑end delivery of a four‑star hotel development in a remote location. Acting as the owner’s representative, you will oversee the project from tendering through construction to handover, managing budgets, contractors, developers and government relations.
Key responsibilities
- Lead the tendering process: prepare tender documents, evaluate bids and negotiate construction contracts (FIDIC or equivalent).
- Select, onboard and manage main contractors, subcontractors and specialist suppliers throughout the project lifecycle.
- Serve as the primary contact for developers, investors and owners, providing regular progress and status reports.
- Liaise with government entities to obtain permits, licences, utility connections and regulatory approvals.
- Oversee project budgeting, cash‑flow forecasting, cost‑to‑complete tracking and variance/change‑order management.
- Monitor construction progress against schedule, quality and safety standards and resolve site issues promptly.
- Coordinate remote‑site logistics including material transport, temporary infrastructure and workforce accommodation.
- Ensure compliance with hotel brand technical standards and prepare periodic financial and progress reports for the board.
- Identify and mitigate financial, regulatory and operational risks.
Required profile
- 5–10 years of experience in hospitality or resort development and construction project management.
- Bachelor’s degree in Civil/Architectural Engineering, Construction Management or a related field.
- Proven track record of delivering at least one hotel or resort project, preferably in a remote or logistically challenging location.
- Experience running competitive tender processes and negotiating contracts (FIDIC preferred).
- Demonstrated ability to work with government bodies for permitting and licensing.
- Strong financial literacy: ability to read development pro formas, manage construction budgets and control costs.
- Professional certifications such as PMP, RICS/MRICS are an advantage.
