About the role
The Chief Operating Officer will support the CEO in strategic leadership and oversee day‑to‑day operations across all business units of Saudi Union Facility Management. The role ensures that corporate strategy is translated into operational execution, driving contract performance, profitable growth, and disciplined governance for multi‑site FM operations.
Key responsibilities
- Act as deputy to the CEO when required.
- Own operational P&L by contract/region, ensuring margin delivery and cost control.
- Guarantee contracts and KPI compliance, service quality, and client satisfaction across all sites.
- Lead corrective actions for under‑performing contracts, including cost resets and productivity improvements.
- Manage mobilization of new contracts – staffing, onboarding, permits, site readiness, and handover documentation.
- Oversee CAFM setup, including asset register, preventive maintenance plans, work orders and reporting.
- Develop a standardized FM operating model with SOPs, audits, toolbox talks and escalation paths.
- Improve manpower planning, roster optimisation, multi‑skilling and subcontractor controls.
- Implement best practices in preventive maintenance, reliability (hard FM) and quality checks (soft FM).
- Own HSE strategy, reduce incidents, enforce training, permit‑to‑work and safe systems, and ensure compliance with client and KSA standards.
- Lead incident investigations and corrective‑action closure.
- Define procurement strategy, manage vendor performance and optimise spare‑parts planning, tools/equipment utilisation and subcontractor costs.
- Drive cost‑reduction initiatives without degrading service.
- Conduct operational client governance – monthly service reviews, KPI dashboards and issue resolution.
- Maintain strong relationships with client FM teams and consultants, handling escalations promptly.
- Ensure accurate reporting of operational and commercial variations/claims.
- Oversee training, competency, performance management and staff retention.
- Lead strategic initiatives and business execution projects.
Required profile
- Minimum 12 years (144 months) of experience in facilities management or related operational leadership.
- Proven track record of managing multi‑site FM contracts and delivering financial targets.
- Strong understanding of both hard FM (reliability) and soft FM (quality checks).
- Experience in HSE strategy implementation and compliance with Saudi regulations.
- Demonstrated ability to lead large teams, drive productivity improvements and manage complex stakeholder relationships.
