Senior Manager Asset Management

About the role

Red Sea Global is seeking a Senior Manager Asset Management to lead the strategic, operational and financial performance of a portfolio of civic assets, including hospitals and schools. The role bridges day‑to‑day asset operations with long‑term investment management, ensuring high service standards, regulatory compliance and sustainable financial outcomes.

Key responsibilities

• Oversee operational and financial performance of civic assets, focusing on healthcare and education facilities.
• Monitor key performance indicators such as occupancy, utilization, lifecycle costs and operator performance.
• Develop and execute annual asset‑management and business plans aligned with ownership objectives.
• Conduct regular performance reviews with facility operators and ensure compliance with contractual and regulatory requirements.
• Manage handover of new assets, securing documentation, warranties, asset registers and maintenance plans.
• Administer outsourced operations contracts, track KPIs/SLAs, review operator reports and resolve maintenance issues.
• Prepare and manage O&M budgets, monitor expenditures and approve invoices.
• Maintain accurate asset data, lifecycle records and performance reports for decision‑making.
• Serve as primary liaison between operators and internal stakeholders, providing updates on performance, risks and financial status.

Required profile

• Proven experience managing a portfolio of civic or similar assets, preferably in healthcare and education sectors.
• Strong understanding of asset‑management principles, regulatory standards and financial reporting.
• Excellent analytical, communication and stakeholder‑management skills.
• Ability to lead cross‑functional teams and drive continuous improvement.
