Director of Total Facilities Management (TFM)

About the role

We are seeking an experienced Director of Total Facilities Management (TFM) to lead our Riyadh operations. This senior executive will drive operational excellence across large‑scale projects, overseeing both hard and soft facility services.

Key responsibilities

• Provide strategic leadership for all TFM operations across multiple large projects.
• Manage Hard Services (MEP, cleaning, security, landscaping, pest control, waste management) and Soft Services, ensuring service quality and compliance.
• Lead project mobilization, site surveys, operational readiness, snag management, DLP and handover activities.
• Develop, implement and continuously improve SOPs, governance frameworks and best‑practice processes.
• Ensure adherence to contractual KPIs, SLAs, health & safety and quality standards.
• Drive financial performance through P&L management, budgeting, cost control and commercial optimisation.
• Oversee contract management, client relationships, stakeholder engagement and business growth initiatives.
• Prepare executive reports, operational dashboards and strategic performance reviews.
• Build, mentor and lead large multidisciplinary teams, fostering a culture of continuous improvement.

Required profile

• Bachelor’s degree in Engineering, Facilities Management or related field (Master’s preferred).
• 15+ years of FM experience with at least 7 years in senior leadership.
• Proven track record managing total FM operations for commercial, residential, healthcare, hospitality or mixed‑use developments.
• Extensive knowledge of MEP, cleaning, security, landscaping, pest control, waste management and specialist services.
• Strong commercial acumen with hands‑on P&L, budgeting and cost‑control experience.
