Finance Manager

About the role

The Finance Manager will lead the company’s financial operations, planning, reporting and controls. The role supports real‑estate development projects by monitoring budgets, cash flow, financing needs, profitability and financial risks.

Key responsibilities

• Develop annual budgets, financial forecasts and long‑term financial plans.
• Prepare monthly, quarterly and annual financial statements and management reports.
• Monitor development costs, project budgets, cash flow and profitability.
• Conduct financial feasibility studies and investment analysis for new development opportunities.
• Prepare project financial models, including revenue projections, IRR, NPV and sensitivity analysis.
• Manage project funding requirements and coordinate with banks, investors and financial institutions.
• Track construction costs, contractor payments, sales collections and project‑level financial performance.
• Monitor escrow accounts and ensure compliance with real‑estate regulations.
• Oversee accounting operations such as accounts payable, accounts receivable, general ledger and fixed assets.
• Ensure compliance with IFRS, VAT, Zakat, tax requirements and Saudi regulations.
• Establish strong financial controls, policies and approval procedures.
• Manage financial audits and coordinate with external auditors, tax advisers and regulatory authorities.
• Provide financial insights and recommendations to senior management.
• Lead, develop and evaluate the finance and accounting team.

Required profile

• Bachelor’s degree in Finance, Accounting or related field; master’s degree preferred.
• Professional certification such as SOCPA, CPA, CMA, ACCA or CFA is an advantage.
• 5–10 years of relevant finance experience, including managerial experience.
• Proven experience in real‑estate development, property development, construction or investment.
• Strong knowledge of project finance, development feasibility, cost control and cash‑flow management.
• Good understanding of IFRS, Saudi VAT, Zakat and financial regulations.
• Strong leadership, analytical, communication and stakeholder‑management skills.
