Senior Manager – Delivery (Residential)

About the role

The Senior Manager – Delivery (Residential) leads the end‑to‑end delivery of residential developments, ensuring projects are completed on time, within budget and to the required quality, safety and sustainability standards.

Key responsibilities

• Manage delivery of assigned residential buildings, zones or packages against approved scope, programme and budget.
• Coordinate design consultants through development, authority submissions and construction issue stages, ensuring compliance with Qiddiya standards and residential codes.
• Oversee contractor performance, monitor progress, identify risks and implement mitigation actions.
• Track budgets, forecasts and variations; review contractor claims and change requests in partnership with commercial teams.
• Lead handover activities including testing, commissioning, snagging and authority approvals.
• Prepare regular delivery reports and support governance, technical approvals and executive reporting.
• Ensure health, safety and environmental compliance on site and promote sustainability objectives.

Required profile

• Bachelor’s degree in Engineering, Architecture, Construction Management or a related discipline.
• Professional certification such as PMP, RICS or CIOB is an advantage.
• Minimum 7 years of experience delivering residential or mixed‑use projects, including apartments, villas or high‑density housing.
