Chief Projects – Real Estate

About the role

The Chief Projects – Real Estate role leads the end‑to‑end delivery of construction, engineering and program controls for a real‑estate portfolio. Reporting to senior leadership, the incumbent owns the full project lifecycle from concept through commercial launch, sales alignment and handover, ensuring assets are built on time, within budget and to the highest engineering standards.

Key responsibilities

• Direct on‑site construction operations, site logistics and contractor performance across all active developments and master‑plan projects.
• Manage Project Management Consultants, supervision consultants and Tier‑1 general contractors to enforce schedule adherence and productivity targets.
• Implement advanced project controls such as Earned Value Management, Critical Path Method scheduling, cash‑flow S‑curves and weekly look‑ahead plans.
• Lead constructability reviews, value engineering and the adoption of Modern Methods of Construction, including modular, precast and 4D/5D BIM integration.
• Enforce zero‑tolerance HSE policies and robust QA/QC regimes to eliminate rework and structural defects.
• Oversee commercial contractor administration, progress billings, variations, change orders and FIDIC contract compliance.
• Drive technical design translation, secure municipal and statutory permits and align engineering outputs with off‑plan sales requirements.
• Coordinate construction milestones with commercial release phases, marketing campaigns and customer handover processes.

Required profile

• Extensive senior‑level experience leading large‑scale construction programmes in the real‑estate sector.
• Proven track record of delivering projects on schedule and within CapEx baselines.
• Strong knowledge of construction contracts, especially FIDIC, and of project governance frameworks.
• Ability to work closely with executive leadership, sales teams and facilities management.
