Property Financial Controller

About the role

The Property Financial Controller is responsible for the full accounting and financial reporting cycle across Flow's property portfolio in Saudi Arabia. This position ensures accurate financial records, regulatory compliance, and timely insights to support portfolio growth.

Key responsibilities

• Own the month‑end close process for all managed properties, including journal entries, reconciliations and accruals.
• Prepare and review monthly, quarterly and annual financial statements in line with IFRS and SOCPA standards.
• Compile, analyse and monitor property‑level financial data and challenge owner reports when needed.
• Manage cash‑flow forecasting and monitor liquidity across the portfolio.
• Build and maintain relationships with internal teams (Leasing, Legal, Operations) and external property managers.
• Supervise tenant billing and collection in coordination with Property Management.
• Supervise vendor billing and payments in coordination with Property Management.

Required profile

• Bachelor's degree in Accounting or Finance.
• 7+ years of accounting experience, with at least 3 years in real‑estate or property accounting.
• Strong knowledge of IFRS, SOCPA and ZATCA regulations (VAT, Zakat, e‑invoicing).
• Highly organized, detail‑oriented and able to manage multiple property entities simultaneously.
• Excellent communication skills in both English and Arabic.
