Contracts Manager – Real Estate & Mixed-Use Developments

About the role

The company, a leading real‑estate developer in Saudi Arabia, seeks an experienced Contracts Manager to oversee the full lifecycle of contracts for large‑scale mixed‑use and high‑profile developments across the Kingdom.

Key responsibilities

• Lead the preparation, review and issuance of tender documentation, contracts and Letters of Award.
• Support tender evaluation, commercial assessment, contractual qualifications and risk analysis prior to award.
• Coordinate with technical, commercial, procurement and delivery teams to align scope and execution strategy.
• Manage contracts from award through close‑out, handling notices, correspondence and contractual records.
• Administer variation orders, change management processes and commercial adjustments.
• Support claims management including extensions of time, cost and disruption claims.
• Monitor contractual compliance, identify and mitigate commercial risks.
• Coordinate with Commercial, Legal, Procurement, Project Controls and Delivery teams for integrated execution.
• Lead contract close‑out activities, final accounts, claims settlement and documentation of lessons learned.

Required profile

• Bachelor’s degree in Construction Management, Engineering, Quantity Surveying or a related discipline.
• Minimum 12 years of contract management experience in real‑estate development, mixed‑use or large‑scale construction projects.
• Demonstrated experience across both pre‑contract and post‑contract phases.
